Contact Adam Grossman 919-451-5717
Schedule an appointment for me to come to your home to review the condition, etc. (Please have your pets put away before the appointment, so I can properly review the Home).
Adam will come and evaluate your home, and give price assessment, what needs to be done to the home, and discuss target listing date.
You will be connected with reputable contractors if needed, to make necessary repairs or improvements to the home prior to listing.
Adam will send a group text message between you and our closing coordinator.
Closing coordinator will send you an email with listing questions about the home (What's electric what's gas, are you in a flood plane, etc).
The closing coordinator will send you listing documents for electronic signature.
Once executed documents are received, a sign and lockbox will be put on your home (if allowed).

A licensed appraiser will come to your house to perform precise measurements.
Adam and/or a photographer will come to your house to get pictures.
You will give us showing instructions for how your home will be shown during the selling process (Appointment required, Go and Show, Etc.)
Your home will be entered into MLS and all syndicated websites.
Showings will now begin!
Feedback is received (after a showing I don't follow up for feedback until at minimum 24 hours after that showing - we do not want to look desperate).
Offer is received on your home.
I will contact you to notify you that we have an offer.
I perform a thorough review of the offer with you.
We negotiate the offer as necessary and come to an agreement.
The agreed upon offer is executed and is now a contract.
The Due Diligence check is delivered or mailed to your home. (Please deposit immediately!)
Due Diligence period begins - includes the buyers inspections, appraisal, etc (typically 2-4 weeks)
Appraisal result is given to the buyer and we receive notification if the house did or did not appraise (we will not get an exact amount, we are not entitled to this)
Home inspection repairs are requested. Adam will review the request with you.
Negotiate what you will and will not do with Adam.
You will then sign an agreement of what will be fixed.
Contractors are then set up to do repairs and complete them before the final walk thorough.
The closing coordinator will connect you with the closing attorney for loan payoff and pre-closing paperwork.
Contact all utilities and service providers to shut off utilities the day of closing.
Repairs should now be completed as well as home cleaning and carpet cleaning - if necessary.
The final walk-through is now done by the buyers. (Usually the day before or the day of closing).
Closing (Sellers May Close at Different Time prior to closing date or from Remote Location – If agreed Upon)
After the buyer signs, the deed will be recorded and your check or wire transfer will be available.
